Assess & Plan. We visit the property, and within an hour, understand your goals, timeline, and any special concerns. You receive a clear project plan and estimate.
Sort & Decide. Working with you (or your designate), we systematically sort everything into clear categories: keep, move, sell, donate, or dispose.
Inventory & Appraise. Photo documentation of valuable or sentimental items. Optional appraisals for estate purposes. You approve all decisions in writing.
Disperse. Items go to their right channels — family keeps, auction houses, consignment, donation centres, or proper disposal — all tracked and documented.
Move & Set Up. If applicable, we coordinate the move with trusted partners and set up the new space so it feels like home from day one.
Make Ready. Matched to your needs: final cleaning and walkthrough. The property will be show-ready, move-in ready, or ready for its next chapter. If we're helping relocate, we coordinate everything from unpacking to making the bed for the first night.

Where items go

Keep, Move, Auction, Consign, Donate, or Dispose. Your valuables and important items are tracked from start to finish. You receive documentation for donations, consignments, and sales. Nothing disappears without your knowledge and approval.

We need clear authority to work on your behalf: estate executor or administrator, Power of Attorney (property), homeowner or lease holder, or authorized family member with written consent.

How long does a typical estate clear-out take?: Most estate clear-outs take 7–21 days from first visit to home-ready, depending on property size and the volume of belongings. We can work faster for urgent deadlines or slower if you need more time. We'll provide a realistic timeline during our initial assessment.
What if I'm out of province or country?: We specialize in supporting remote executors. Video walk-throughs, photo documentation at every step, and written approval (via email or text) before any action. Many clients never visit the property in person.
What happens to valuables, documents, and photos?: We photograph and inventory valuables. You receive these photos and designate where each item should go — family members, auction, safe storage, etc. Documents are handled confidentially and can be securely shipped or shredded as you direct.
Do you help with appraisals?: We identify items that may benefit from professional appraisal and connect you with trusted appraisers. We're not appraisers ourselves, but we have experience recognizing art, antiques, and collectibles that warrant expert evaluation.
What if family members disagree about what to keep?: We're neutral facilitators. We document all items, coordinate family input, and execute decisions once you (as executor) provide written direction. Our process is designed to be transparent and defensible.

For seniors & families

We need help with aging in place — can you help?: Yes. We thoughtfully re-organize the home to meet changing physical needs, focusing on safety, accessibility, and ease of daily living. While we don't provide medical or personal care, we work collaboratively with families and trusted professionals to support a safe, practical home environment.
How do you make this less overwhelming for seniors?: We work at your pace, focus on one room or category at a time, and use simple decision frameworks (keep, donate, family, etc.). We're patient, never judgmental, and understand that downsizing means letting go of memories — not just stuff.
Can you help with floorplanning the new space?: Yes. We review your new space (or floorplan) and help you visualize what will fit. We can also arrange furniture in the new home so it's comfortable and functional from day one.
Do you coordinate with the movers?: Absolutely. We pack and label everything clearly, communicate with the moving company, and can be on-site for both the move-out and move-in to ensure everything goes smoothly.
What if we need to pause the project?: Life happens. If you need to pause for a medical issue, family matter, or just need more time to process, we can pause and resume when you're ready. We'll store any in-progress items securely.

How do you protect my reputation when I refer clients?: We treat every referral as a reflection of your trust. We maintain clear communication, document everything, respect privacy, and provide regular updates. If issues arise, we address them immediately and transparently.
Do you pay referral fees?: We do not pay referral fees to regulated professionals (lawyers, social workers, public trustees, etc.) to avoid conflicts of interest. For non-regulated professionals, we're open to discussing partnership arrangements — contact us to learn more.
What kind of documentation do you provide?: Photo inventories, written approvals, receipts for donations and consignments, moving documentation, and a final project report. All documents can be shared with your client and/or their family as needed.

Do you work with hoarding situations?: Yes. We provide confidential, respectful support for hoarding-related clear-outs and transitions. These projects involve additional planning, time, and coordination to ensure the process is safe, dignified, and manageable. We start with a brief conversation and, where appropriate, a complimentary in-home assessment. Premium rates may apply due to added complexity.
Are you insured? What if something is damaged?: Yes — comprehensive liability insurance and goods-in-care insurance. In the unlikely event something is damaged, our insurance covers it. We handle all items with care and use professional packing materials.
How do you price your services?: We start with a complimentary in-home assessment (up to one hour) to understand scope, timeline, and the level of support you need. We then provide a written estimated range for the full project so you have clear expectations before we begin. Third-party services (movers, hauling, disposal, specialty trades) are billed at cost plus a small handling fee.
Is there a minimum project size?: We typically work on projects requiring at least 20 hours of combined labour (coordinator + packer time). Smaller projects may be accommodated depending on our schedule.
Do you work outside Metro Vancouver?: We serve the entire Lower Mainland, including the North Shore, Burnaby, Richmond, Surrey, Coquitlam, and surrounding areas. Projects outside our core service area may include travel time charges.
What if the timeline changes?: We build flexibility into every project plan. If your timeline shifts, we'll do our best to accommodate. Rush projects (less than 1 week notice) may incur a premium, and major delays may require rescheduling.
